Roof repairs and leak tracing

Slipped tiles, leaks, storm damage and failed flashing put right, usually in a single visit.

In short

Most roof leaks come down to a handful of things: a slipped or broken tile, cracked mortar at the ridge, failed flashing round a chimney, or a blocked gutter pushing water back under the tiles. We find the actual cause rather than sealing the nearest suspicious looking gap, and most repairs are done in one visit.

Signs you need roof repairs

  • A damp patch or a brown ring on an upstairs ceiling
  • Tiles lying in the garden or visibly out of line from the ground
  • Water running down a chimney breast or staining the plaster beside it
  • Daylight through the roof when you are up in the loft
  • Mortar crumbling out of the ridge or the verges
  • Water overshooting the gutter and running down the wall in heavy rain

What the job involves

Find the real cause

Water travels along timbers before it drops, so where it appears on the ceiling is rarely where it is getting in. We trace it back properly rather than guessing at the nearest tile.

Tell you what it needs

You get told whether it is a genuine repair or whether the roof has reached the point where repairs stop being worth the money. We will say so either way.

Do the repair

Replacement tiles matched as closely as we can, new lead where flashing has failed, and mortar or dry fix at the ridge depending on what is there.

Check the rest while we are up

It costs nothing for us to look over the rest of the roof while the ladder is already there, and it often saves a second call out in six months.

Show you what we did

Photographs of the fault and the finished repair, because it is the one part of the house you cannot inspect yourself.

Frequently asked questions

How quickly can you come out?

For an active leak we will get to you as fast as we can fit you in. Call rather than message if water is coming in, and we will tell you honestly when we can be there.

Can you fix a leak in the rain?

We can often get a temporary cover on to stop the water, then come back and do the repair properly once it is dry. Working on a wet roof is dangerous and the repair will not last.

Do you charge to look at it?

Quotes are free and there is no obligation. We would rather come and tell you it is a small job than have you worry about a big one.

The leak has stopped on its own. Is it fixed?

Almost certainly not. Leaks come and go with wind direction and rainfall, so a dry spell hides them. The damage to the timbers carries on either way.

Will one repair be enough?

On a roof with plenty of life left, usually yes. On a roof that is failing generally, a repair buys time rather than solving it, and we will tell you which situation you are in.
